Playa Flamenca sits right in the heart of Orihuela Costa, and it has a character all of its own. It is busiest around its huge Saturday market, one of the biggest on this stretch of coast, and the family-friendly coves like Cala Estaca draw people down to the water all summer. Between the beach and the inland streets you find a dense mix of bungalows, townhouses and apartment blocks, plenty of them second homes that sit empty for part of the year.

Second homes and remote control. For the many owners who are only here part of the year, we often fit Wi-Fi-enabled units so you can start cooling the property before you arrive. We also advise on sensible settings for a home that stays shut in the heat between visits.

I only use my Playa Flamenca apartment in summer. Is it worth installing air conditioning?
For most owners here, yes. Playa Flamenca gets very busy and very hot from June onwards, and a closed-up apartment holds the heat for days. A correctly sized split lets you cool the place quickly when you arrive, and we can fit Wi-Fi control so you can switch it on before you land. We will also advise on settings that suit a home left shut for months at a time.
Will a unit fit in a small Playa Flamenca townhouse or bungalow?
Almost always. Much of Playa Flamenca is compact townhouses, bungalows and apartments, so slim ductless splits are the usual choice. We measure on site, plan a tidy pipe run and pick an indoor unit sized for the room rather than oversized. Where wall space is tight we can suggest higher-mounted or low-profile units.
Does being close to the beach affect my air conditioning?
